Very comfortable room, mattress and linens. The balcony was nice. Quiet at night, esp given the proximity to Stateline. Nearest beach is private and not dog-friendly. Nevada State beach is closest dog-friendly beach but Kiva beach is better. Staff @ 3 Peaks were all v helpful and friendly. I like that they dont offer housekeeping during your stay unless requested, but they also made it easy to dispose of trash/request fresh towels. Pool and hot tub were perfect.
